Structural Engineering Inspection and Design Services for Homes and Businesses in the Greater Atlanta Metro Area
Structural Engineering Inspection
THE PATH TO SUCCESS
Many engineering firms do not offer residential services. We understand the residential market and the homeowner. We value their business and our team is proud to service this sector. Most of the work that we perform for residential homeowners begins with an onsite engineering assessment. Our licensed, structural engineers make a site visit to the property. We survey the areas of concern and assess the severity of the structural problems in question.
After a site investigation is conducted, our structural engineers prepare a structural engineering report outlining onsite findings, identifying probable cause of the structural issue and recommendations for remediation of any structural deficiency uncovered. We provide our clients with a photograph log documenting existing conditions at the time of the site visit.
It is performed when a home or property owner has questions about the structural integrity of a building or structure. This could entail an analysis of the whole structure or an examination of one specific element of the building.
Usually, if there is an indication that something within the structural components of a single family site-built home or commercial building may not be safe or sound, then a thorough examination by a licensed engineer is commonly required. We provide accurate, conclusive and unbiased engineering reports to ensure safety and conformance.
Our structural inspections are based on sound engineering principles and proven methods of documenting and collecting data on-site. Utilizing the latest in visual inspection, non-invasive / non-destructive examination (NDE) and engineering analysis, our licensed engineers analyze site-specific data to identify structural defects & damages; non-compliant and non-conforming issues; costly remediations; and potential catastrophic failures.
Common reasons you may need a structural engineering inspection are:
Bowing/cracked foundation
Settlement or wall cracks
To remove a wall in a remodel
Add solar panels to a roof
Add a second story to a home
Exterior decks evaluation
Fire damage evaluation
Leaning and bulging foundation walls
Settlement issues
Retaining walls issues
Cracks in plaster or drywall
Basement and crawlspace issues
Water intrusion or drainage issues
Sagging floors and ceilings
HUD/FHA, VA and Conventional loan compliance issues
and more…

Mobile and Modular Home Foundation Certification
A COMPREHENSIVE APPROACH
We offer manufactured home foundation certifications to clients in Metro Atlanta to include homeowners, mortgage lenders, loan officers, real estate agents and insurance agents.
On VA, FHA-insured and some other loans, the foundation on all manufactured mobile or modular homes must meet certain criteria for structural stability. We perform on-site inspections to verify conformance to the HUD Permanent Foundations Guide for Manufactured Housing. Some minimum compliance standards in the guide include:
Permanent skirting around the perimeter which protects the foundation from vermin and weather.
Proper piers to support the structure to include frost protection of those piers.
Anchorage which aides in resisting lateral loads caused by wind and earthquake forces.

We provide the following:

A Compliant Foundations Certificate
If a manufactured home's foundation is in conformance with HUD/FHA, VA and conventional lending standards, a Foundation Certification stamped by a professional Licensed Engineer will be issued.
Non-compliant Foundations Certificate
If a foundation is found to be non-compliant, we will issue a non-compliance letter listing problems that need to be resolved. The letter will recommend if a small retrofit by a local contractor and/or completely new design by an engineer is needed. Upon meeting HUD standards, clients must schedule a re-inspection before a Foundation Certification can be issued.
Foundation Certifications are delivered via email within 2-4 business days from the date of your on-site inspection.

New Construction Inspection
FOUNDATION INSPECTIONÂ (PRE-SLAB/PRE-POUR INSPECTION)
It is a great value to anybody who is considering new construction or is in need of foundation restoration for his or her home or business. We are qualified to handle every aspect of your construction project from the initial consultation and design process through completion. Having a structural Engineer expert oversee the design process for new construction is a significant benefit to our customers.
This inspection is performed prior to backfilling of soil against the foundation walls, after the forms have been removed from the concrete. A licensed engineer will observe the foundation prior to laying the floor slab or the concrete foundation.

Areas covered in this inspection include:
Sewer and drain lines;
1- Footings.
2- Foundation walls.
3- Surface preparation.
4- Exterior waterproofing of the foundation walls, drain tiles.
5- Perimeter footing drains; etc.
